24' W × 36' L × 12' eave, ridge about 16' · posts 3-ply 2x6 nail-lam 8' O.C. in 4' × 1'4" holes on 15" cookies · 2 overhead doors 10×10 CHI 3216 (front endwall + left sidewall), walk door 30/70 · G-Rib 29 ga roof + soffit, 10" B&B 26 ga siding, 3' Affinity stone wainscot, 6" seamless gutters with downspouts returning to the walls, Graber rake trim · 6" slab.
Assumptions (18)
- ASSUMED Color hex values: GPB publishes no hex. Clay #928B7B and Stone #B8B19D are sampled from the GPB 2026 color chart swatches (CMYK to sRGB). Redwood Cliff Ledge #8D867D is the mean of the Affinity product image. Screen approximations; confirm with physical chips.
- ASSUMED Gutters and downspouts: Clay, to match the fascia (the selection does not name a gutter color). Overhead doors and walk door: Stone per the selection (the contract lists white).
- ASSUMED Post Layout dimension strings add up to 23'9" and 35'9", but the overall dimensions are 24' and 36'. Strings are offset 1.5" from each corner.
- ASSUMED Wall build-up thickness (girts + 7/16" OSB + steel), about 3". Stone wainscot projects another 3".
- ASSUMED Walk door 30/70 read as 3'0" x 7'0", centered in its 3'4-1/4" post opening, with the glass light size made up. Swing direction is not modeled.
- ASSUMED Overhead doors: 4 sections of 2'6" each, and the five 2283-series windows as a single row in the 4th section (sizes made up). Operator and track not modeled.
- ASSUMED Concrete aprons (12x5, 12x5, 5x5 per p1 comments) placed at the two overhead doors and the walk door. The contract gives no locations.
- ASSUMED Truss web pattern (king post + 2 diagonals) and chord sizes. Contract gives only '24' trusses 4' O.C.', flat (no scissor).
- ASSUMED Roof overhang of 1' applied on both eaves and both gable ends.
- ASSUMED Downspouts 3x4 on the eave sidewalls, 1' in from each corner (4 total): outlet and elbows return under the soffit to the wall, run tight to the siding, offset over the wainscot cap, tight to the stone, kick-out at grade, straps at 3 heights. Snowguard row about 1' up-slope from the wall line.
- ASSUMED Double 2x12 truss carriers placed at the top of the sidewall posts (12' line). Girts at 2' O.C. starting 1'11" up.
- ASSUMED Skirtboard height 11" (2 rows 2x6). Sackrete collar drawn as a 7" plug above the cookie in the 4' x 16" hole.
- ASSUMED Finished floor (slab top) is at grade on a flat site. Slab 6" thick per p1. Rock base and 2" foam edge not drawn.
- ASSUMED Interior walls: none on the plans. That layer is empty.
- ASSUMED Plans give no north arrow, site plan or survey: building not placed, compass hidden; sun/camera treat the front endwall as facing south (display only).
- ASSUMED Interior walls: none on the plans, so no Rooms view or interior paint (the Silver Street Rooms / paint tools are left out).
- ASSUMED Steel panel relief is a true-scale texture from the GPB G-Rib and 10" B&B profile drawings (not modelled geometry).
- ASSUMED v4: 2x4 girts stop at the jambs (posts) of both 10x10 overhead doors and the walk door; nothing crosses an opening (there are no wall windows). The plans show no door header or jamb framing details, so none is drawn.
Plan conflicts: Post Layout strings add to 23'9" / 35'9" vs 24' / 36' overall; contract colours "to be determined" (p6) but selected later by email; concrete pad locations not given.
